TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, March 24, 2014  at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

                Application of Peter Miranda, 22 Woodruff Drive, Glenville, NY  12302 for an Area Variance that will allow him to pursue a subdivision that will result in a lot substandard in lot width.  Said property is located in the Suburban Residential Zoning District and is identified on tax map 15.15-2-21.
                In accordance with the Codes of the Town of Glenville 270-Attachment 1, the minimum lot width in the SR zoning district is 120’.  The proposed lot would have 103’ of width therefore the applicant is seeking a variance of 17’.

                Application of Katie Caulfield, 763 Sacandaga Road, Glenville, NY 12302 for Two Area Variances.  The first variance request is to allow 2 structures used for agricultural animals (horses) to be within the required side yard setbacks.  The second variance request is to allow 2 paddock/fenced areas used for agricultural animals (horses) to be within the required side yard setback. Said property is located in the Rural Residential/Agricultural Zoning District and is identified on tax map 14.-2-23.1.
        In accordance with the Codes of the Town of Glenville 270-58 (B): Accessory buildings and uses for agricultural properties must comply with the setback, bulk and area requirements of the particular zoning district in which the property is located.  Per 270-Attachment 1, the minimum side setback for agricultural activities in the RRA Zoning District is 50’.  
Variance #1 is for the 2 accessory buildings (barns) - The applicant is seeking a variance for a pony shed to be 30’ from the southern side lot line and a horse barn 40’ from the northern lot line.  Therefore a variance request of 20’ and 10’ respectively are sought for the 2 structures.
Variance #2 is for the use in 2 separate areas on the property (2 fenced paddock areas) – The applicant is seeking a variance for a fenced paddock to be 20’ from the southern lot line and a second fenced paddock area to be 30’ from the northern lot line.  Therefore a variance request of 30’ and 20’ respectively are sought for the 2 paddock areas.

                Application of Shady Lane Realty, Inc., 123 Saratoga Road, Glenville, NY  12302 to a revision to a condition of their Conditional Use Permit granted by the ZBA on 10/22/2012 that permits a restaurant to operate at 115 Saratoga Road, Glenville, NY  12302.  The revision request is to increase the size of the restaurant from 3,000 s/f to 5,100 s/f.  There will be no increase to the overall building size.  Said property is located in the General Business Zoning District and is identified on tax map 22.18-1-5.

Continued from the February Meeting:  
Application of Steve Hoffman, 641 Saratoga Road, Glenville, NY  12302 for 3 Area Variances related to a project to redevelop the prior car wash facility into a 3-unit multi-family site.  This application received preliminary site plan approval from the PZC at their March 10th meeting.
