PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, January 27, 2014 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
Application of Mike Chrys for a Commercial Area Variance for property located at 124 Saratoga Road, Glenville, NY 12302 owned by Garner Builders LLC and Richard Cirincione, PO Box 341769, Tampa, FL 33694. The applicant is seeking to reduce the required minimum parking spaces for the building from 35 to 29. Said property is located in the Community Business Zoning District and identified on tax map 22.15-2-52.211.
In accordance with the Codes of the Town of Glenville 270-Attachment 2, the minimum parking spaces required for the existing business of a hair salon and podiatrist and the proposed use of a dance studio is 35 spaces. The applicant has a site plan that provides 29 spaces; therefore he is seeking a variance to reduce the required minimum parking spaces by 6.
Application of Bellamy Construction for Three Area Variances for property located at 6596 Amsterdam Road, Glenville, NY 12302 owned by Evelyn Mason. The applicant is seeking to purchase property from Ms. Mason and add it to the existing Bellamy Construction site at 6684 Amsterdam Rd. This lot line adjustment will leave the property currently being used as a single family residence at 6596 Amsterdam Road substandard in size, width and minimum side yard setback. Said property is located in the Highway Commercial Zoning District and is identified on tax map: 12.2-2-15
In accordance with the Codes of the Town of Glenville 270-Attachment 1 the following variances are being sought:
1) The minimum lot size for a single family dwelling use shall be 2 acres. The applicant is proposing to create a lot 1.84 acre in size; therefore a 0.16 acre variance is requested.
2) The minimum lot with for a single family dwelling use shall be 200 feet. The applicant is proposing to create a lot with a width of 96’±, Therefore a 104’± variance is requested.
3) The minimum side setback for a single family dwelling use is 35’. The applicant is proposing a lot that will create a 27’± side yard setback; therefore an 8’ variance is requested.
