TOWN OF GLENVILLE
ZONING BOARD OF APPEALS



        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, November 24, 2014 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.


        Application of Erin Loiacono for two Area Variances at 2161 West Glenville Road,  that will allow for the construction of an addition to the dwelling 23' 3" at its closest point to the side lot line and a new portico 6'5" at it closest point from an existing accessory structure.  Said property is located in the Rural Residential Zoning District and is identified on tax map 3.4-1-15.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 - Dimensional Regulations, the minimum side yard setback is 50'.  Therefore the applicant is seeking a side yard setback variance of 26' 9". And, in accordance with the Codes of the Town of Glenville 270-3 - Definitions, the minimum distance between the principal dwelling and an accessory structure shall be 10'.  Therefore the applicant is seeking a variance of 3'7".


        Application of RD Management LLC for a modification of a sign variance to allow for off-premise advertising granted by the ZBA on 3/28/2011 for a monument sign located at 202 Saratoga Road at the entrance to Target to allow for off-premise advertising.  The original approval allows for a maximum of 4 off-premise business from the adjacent shopping plaza at 10 Glenridge Road to advertise on the monument sign.  The applicant is requesting to increase the number to 8 businesses.



        Application of Ray Sign on behalf of Thomas Pai for two sign variances that will allow for the placement of a new 12' high 76.38 s/f ground sign that includes 32 s/f of LED display area at Pai's Tae Kwon Do, 126 Saratoga Road.  Said property is located in a Community Business Zoning District and is identified on tax map 22.15-2-52.212
        In accordance with the Codes of the Town of Glenville 270-69, C, 6 - Individual ground signs shall not exceed 65 s/f in size.  The applicant proposes a 76.38 s/f sign and is therefore seeking a variance of 11.38 s/f.  And, In accordance with the Codes of the Town of Glenville 270-70, B, 1 - Ground signs shall not be more than eight feet in height.  The applicant proposes a 12' high ground sign and is therefore seeking a variance of 4'.

        Application of Amedore Land Development, 1900 Western Ave., Albany, NY 12203 for 25 Area Variances associated with a major subdivision proposal located between the Glen Oaks and Indian Hills developments.  Said property is located in the Suburban Residential and Land Conservation zoning districts and is identified on tax map 30.5-1-35.111.
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 - Dimensional Regulations, the minimum lot depth for lots with sewer shall be 150 feet.  The applicant is requesting the following 9 variances for reduced lot depth:
        Lot 50, average lot depth is 144.78' - variance request of 5.22'
        Lot 97, average lot depth is 124.44' - variance request of 25.76'
        Lot 54, average lot depth is 144.23' - variance request of 5.77'
        Lot 71, average lot depth is 135.63' - variance request of 14.37'
        Lot 72, average lot depth is 142.51' - variance request of 7.49'
        Lot 73, average lot depth is 149.97' - variance request of 0.03'
        Lot 28, average lot depth is 145.72' - variance request of 4.28'
        Lot 18, average lot depth is 140.49' - variance request of 9.51'
        Lot 19, average lot depth is 138.77' - variance request of 11.23'
And:
        In accordance with the Codes of the Town of Glenville 270-Attachment 1 - Dimensional Regulations, the minimum lot frontage for lots with sewer shall be 100'.  The applicant is requesting the following 16 variances for reduced lot frontage:
        Lot 125, frontage is 69.62' - variance request of 30.38'
        Lot 126, frontage is 72.33' - variance request of 27/67'
        Lot 85, frontage is 68.50' - variance request of 31.50'
        Lot 86, frontage is 77.94' - variance request of 22.06'
        Lot 93, frontage is 66.62' - variance request of 33.38'
        Lot 94, frontage is 65.19' - variance request of 34.81'
        Lot 95, frontage is 78.93' - variance request of 21.07'
        Lot 111, frontage is 71.29' - variance request of 28.71'
        Lot 112, frontage is 70.30' - variance request of 29.70'
        Lot 65, frontage is 76.23' - variance request of 23.77'
        Lot 66, frontage is 71.04' - variance request of 28.96'
        Lot 67, frontage is 69.13' - variance request of 30.87'
        Lot 99, frontage is 78.66' - variance request of 21.34'
        Lot 105, frontage is 88.77' - variance request of 11.23'
        Lot 17, frontage is 90.74' - variance request of 9.26'
        Lot 140, frontage is 74.53' - variance request of 24.57'
