Site Plan Review & Conditional Use Permit

The applicant requests site plan and conditional use permit approval to construct two additions on the existing structure. A 1,500 square foot addition on the front will include a new car showroom and a 1,200 square foot addition on the rear will be used for storage. The parcel is located within a General Business Zoning District.

B.      Bernard Mericle
Gower Road                                              Minor (2-lot) Subdivision

The applicant has proposed a Minor Subdivision consisting of 1 new single-family residential building lot from the 46 acre parent parcel. The proposed lot is 5 acres in size and will be located approximately 800 feet north of 424 Gower Road. A private well is proposed as is an on-site wastewater treatment system. The parcel is located within a Rural Residential/Agricultural Zoning District.

Major (4-lot) Subdivision

The applicant has proposed a Major Subdivision consisting of 4 single-family residential building lots on 2.6 +/- acres located at the corner of Mohawk Avenue (NYS Route 5) and Cramer Drive. Public water will be extended from Glen Avenue and sanitary sewer service provided by a low pressure force main. The parcel is located within a Suburban Residential Zoning District.

The applicant requests site plan approval to construct a 16’ x 48’ shed addition on the north side of Country Acres Pet Supply store. The addition will be used to sell plants and flowers. The parcel is located within a Community Business Zoning District.
