TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, May 22, 2006 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

        Application of Karen Stanley-White, 57 Saratoga Ave, Waterford, NY  12184 for a Conditional Use Permit that will allow for the construction of a new 60 x 120 riding arena at the existing S.T.E.P. facility located at 244 Maura Lane, Glenville, NY 12302.  Said property is located in a Rural Residential/Agricultural Zoning District and is identified on tax map 21.2-2-9.212.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, A, 4, d – boarding stables and riding academies are permitted by Conditional Use Permit.

Application of John Fogg, Fogg’s Auto Sales, Inc, 642 Saratoga Road, Glenville, NY 12302 for a Sign Variance that will allow for a new 49 s/f pole sign.  The proposed sign will be located 65 feet from the intersection of Hetcheltown and Rt. 50.  Said property is located in a General Business Zoning District and is identified on tax map 16.5-1-1.1.
In accordance with the Town of Glenville Zoning Ordinance Article 9, 4, b (5) – the total amount of square footage for all signs on any one lot is 150 sq. ft.  Article 18, B, 3, f, 2, (c) 1 – Plastic, aluminum and other metal-type materials are only permitted on the sign frame and/or light housing.  Article 18, B, 3, f, 2, (g) – In the event that a picture logo is displayed on a sign, it shall be incorporated into the permitted sign area and comprise no more than thirty percent of the sign area.   Article 18, B, 3, f, 2, (k) – … A maximum of one (1) freestanding monument or pylon sign is permitted per driveway up to a maximum of three (3) monument signs, pylon signs, or combination, except if two (2) or more signs are to be permitted, driveways must be separated by a minimum of 200 feet as measured center line to center line.

        Application of Pastor Eric Walton, Living Hope Community Church, 12 Hampton Road, Ballston Lake, NY  12019 for a Use Variance that will allow the church to lease a portion of the building located at 126 Saratoga Road, Glenville, NY 12302.  Said property is located in a Community Business Zoning District and is identified on tax map 22.15-2-52.212.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, E, - Churches are not permitted in the Community Business Zoning District.

        Application of Pat Popolizio, 4 Freemans Bridge Road, Glenville NY 12302 for a Conditional Use Permit that will allow for the construction of a 80’ x 50’ open pavilion with an 25’ x 25’ attached bar area and a 25’ x 15’ attached cook shack.  Said property is located in a Riverfront Recreation/Commercial Zoning District and is identified on tax map 30.19-1-23.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, J, 3, e, - restaurants, excluding fast food restaurants are permitted by Conditional Use Permit in the Riverfront Recreation/Commercial Zoning District.

        Application of The Monarch Group, LLC,  510 South Ave, Schenectady, NY  12305 for an Area Variance that will allow for the construction of a new single family dwelling 24’ from both side yard lot lines for vacant property located on Bolt Road, Glenville NY 12302.  Said property is located in a Rural Residential Zoning District and is identified on tax map 8.-2-21.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, A, 5 – the minimum side yard setback are 50’ each.  Therefore the applicant is requesting variances for both side yard setbacks of 26 feet.
