ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, January 23, 2006 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.
(Continuation) Application of Wayne Grippin, 151 Hetcheltown Road, Glenville, NY 12302 for two Area Variances that would allow for the construction of a 50’ x 30’ detached garage with an average building height of 22 feet (height to top of peek is 25’ 7”). In addition, construction of the garage will exceed the allowed maximum building footprint for accessory structures on a residential lot. The height variance requested is 7’ and the footprint variance is for 999 s/f. Said property is located in a Suburban Residential Zoning District and is identified on tax map 16.9-4-4.
In accordance with the Town of Glenville Zoning Ordinance Article 3.F.4- No accessory building or structure shall exceed 15 feet in height and Article 3,F,5,8 – The combined footprint of all accessory structures on a residentially developed lot shall not exceed 75% of the footprint of the dwelling.
(Continuation) Application of Baptist Retirement Center, 297 Ballston Avenue, Glenville, NY 12302 for a Sign Variance which would allow for a 91 s/f pole sign which includes a 17 s/f LED changeable display. Said property is located in a Professional/Residential Zoning District and is identified on tax map #30.13-2-38.1.
In accordance with the Zoning Ordinance for the Town of Glenville Article 9,4,b – pole signs are not permitted in the Professional/Residential Zoning district and Article 9,4,b – signs in Professional/Residential Zoning districts shall not exceed 15 s/f in size.
Application of Garry R. Heflin, Inc., 2158 Cook Rd., Ballston Lake, NY 12019 for Area Variances on two proposed corner lots (lots # 10 & 11) located at Valleywood & Redwood Drive, Glenville, NY. The first variance request is for lot width on both proposed lots. Lot #10 is proposed to have a lot width along Redwood Dr. of 53.65 feet and Lot #11 is proposed to have a lot width of 46.02 along Valleywood Drive. The second variance request is for lot depth on both lots. Lot #10 proposes an average lot depth of 98 feet and Lot #11 proposes an average lot depth of 102 feet. The variances will allow for the applicant to pursue a subdivision proposal. The property is located in a Suburban Residential Zoning District served by public sewers
and is identified on tax map: 23.17-1-1.31.
In accordance with the Town of Glenville Zoning Ordinance Article 5, Section B (5) the minimum lot width for single-family lots with sewer in the Suburban Residential Zoning District is 100 feet and the minimum lot depth is 150 feet.
Application of Stewart’s Shops Corp., PO Box 435, Saratoga Springs, NY 12866 for Sign Variances for property located at 411 Ballston Road, Glenville which will allow for the existing pole sign to be expanded upon allowing for individual businesses to be advertised on it. The expansion also proposes a clearance of 7’ 6” to the ground and calls for the sign to be internally illuminated. A total of three variances to the Zoning Ordinance are requested for the proposed sign. The property is located in a General Business Zoning District and is identified on tax map 30.10-1-23. Additionally, the use of the property is classified as a Shopping Center.
In accordance with the Town of Glenville Zoning District:
1) Article 9, Section 4, d (a) – no advertising will be allowed by any occupancy of the center on said pole/pylon sign.
2) Article 9, Section 5, c (4) – a clearance of not less than 10 feet will be maintained (for pole/pylon signs).
3) Article 18, Section B, 3. f (f) – Illumination. Sign lighting should minimize glare and maintain the aesthetic character of the area. Therefore, signs may not be internally lit, but raised lettering signs may be backlit. All other signs shall be externally lit.
Application of Bordeau Builders, 481 Wells Road, Pattersonville, NY 12137 for an Area Variance for property owned by Patricia Blau located at 97 Pashley Road, Glenville for a proposed parcel with a lot width of 53.29 feet along Herrick Drive. This variance would allow the applicant to pursue a 3-lot subdivision proposal. The property is located in a Suburban Residential Zoning District and is identified on tax map 15.16-4-28.
In accordance with the Town of Glenville Zoning Ordinance Article 5, Section B (5) the minimum lot width for single-family lots without sewer in the Suburban Residential Zoning District is 120 feet.
