TOWN OF GLENVILLE
ZONING BOARD OF APPEALS

        PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road, Glenville, NY 12302-4518 on Monday, July 25,  2005 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of Glenville.

Application of Mark Scheeren, 790 Hart Road, Amsterdam, NY  12010 for an Area Variance that will permit a 34’ x 20’ deck attached to the front of the dwelling a distance of 80 feet from the front property line.  Said property is located in a Rural Residential/Agricultural Zoning District and is identified on tax map # 1.-1-18.11.
In accordance with the Town of Glenville Zoning Ordinance Article 3, Section F, 1(d) decks are listed as an accessory structure.  However, Article 3, Section F, 3 states that accessory uses and structures shall not be located in any front yard.  

        Application of David & Nancy Viall, 190 Chepstow Road, Schenectady, NY  12302 for an Area Variance for property at Lot 10 Barhydt Road (house number to be determined) that will allow for the construction of a new single family dwelling to be constructed 25’ from the side lot line.  Said property is located in a Rural Residential/Agricultural Zoning District and is identified on tax map #: 20.-4-54.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, Section A, 5 the minimum side yard setback shall be 50 feet.

        Application of David P. Tucci, 138 Maple Ave, Glenville, NY 12302 for an Area Variance that will allow for the construction of a new two car attached garage and breezeway 5 feet 3 inches from the side lot line.  The existing one car garage will be demolished.   Said property is located in a Suburban Residential Zoning District and is identified on tax map #: 23.-2-22.1.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, Section B, 5 the minimum side yard setback shall be 15 feet.

        Application of Valerie Melburg, 2897 Waters Road, Amsterdam, NY  12010 for an Area Variance that will allow for the creation of a new building lot with 200 feet of road frontage in an area that requires 300 feet.  Should this variance be approved, the applicant would still require subdivision approval.  Said property is located in Rural Residential/Agricultural Zoning District and is identified on tax map #: 6.-2-3.21.
        In accordance with the Town of Glenville Zoning Ordinance Article 5, Section A, 5 the minimum lot width (without public water) is 300 feet.
