A.      Hampton Run Apartments                                                                                  Site Plan Review

The applicant, Developers Diversified, has revised an earlier site plan for its proposed apartment complex on 7.27-acres off  Glenridge Road (immediately west and adjacent to the town office complex). The original proposal featured 60 units in six,     ten unit buildings. The new proposal includes 90 units in nine, ten unit buildings. It also incorporates several recommendations of the Town Center Master Plan including an allowance for a future through street, added water capacity, reduced setbacks, and increased density.
B.      Townhomes at Yates Farm                                                                         Zoning Change

The applicant, Concord Development Company, LLC, is proposing to rezone three parcels along the west side of Maple Avenue, near the intersection with Alplaus Avenue, from Suburban Residential to Multi-family Residential. These parcels are immediately adjacent to an existing Multi-family Residential zoning district. If the Town Board approves the rezoning, the applicant plans to reconfigure several existing property lines and construct approximately 52 townhomes called “Townhomes at Yates Farm.”
C.      DePaulo Insurance Agency                                                        Site Plan Review - Existing Structure

The applicant, David DePaulo, plans to renovate the vacant 2,028 square foot building located on the corner of Windsor Drive and Ballston Road. The property is zoned Professional/Residential and was formerly a beauty parlor called “Extreme Look.” Site alterations include a wider (24 foot) entrance/exit drive, a two-stall garage, covered front porch, and rear handicap ramp, landscaping, and interior renovations. Area variances are required for the garage and covered front porch.   
D.      Hudson River Bank and Trust                                                                             Site  Plan Review
        466 Ballston Road                                                                                               PZC Lead Agency 
The applicant, Hudson River Bank and Trust, plans to renovate the vacant 4000 square foot building located at 466 Ballston Road. One curb cut on Ballston Road will be eliminated to allow the installation of two drive-through windows and an automatic teller machine. Landscaping will also be included. The property is zoned General Business and was formerly Salisbury Chevrolet’s truck center and prior to that a bank.
